TERMS AND CONDITIONS FOR ACCOMMODATION PROPERTIES AND RESERVATIONS FOR PRIVATE INDIVIDUALS AND/OR CORPORATE CUSTOMERS
Majoitus Kuukkeli Accommodations follows these terms for reserving, booking, and cancelling accommodation services.
These terms become binding for both parties once the customer has made a reservation.
The booker must be of legal age. Majoitus Kuukkeli Accommodations has separate terms for tour operators, travel agencies, and partners. For package tours, we follow the general package travel conditions.
RESERVATION, BOOKING, AND PAYMENT TERMS:
A reservation is confirmed if at least the advance payment, which is 30 % of the total reservation value, and the service fee have been paid by the invoice due date. The advance invoice and the final invoice are sent simultaneously. The final invoice must be paid no later than 6 weeks (42 days) before the start of the accommodation.
The booker will also receive a booking confirmation and property description, including instructions for receiving and returning keys.
Payment is made either through the electronic payment system indicated on the invoice or via the bank details provided on the invoice.
The payer is responsible for all costs related to the payment method.
CANCELLATION TERMS:
Cancellation is considered to have occurred when written notification of the cancellation has been received by Majoitus Kuukkeli Accommodations and the cancellation has been confirmed in writing. If an individual customer cancels their reservation
• At least 42 days before the rental/reservation period starts, the total amount paid by that time will be refunded, minus the 30 % advance payment and service fee.
• 0–41 days before the rental period starts, the full reservation price and service fee will be charged.
If the customer changes the holiday accommodation location or the holiday date, it is considered a cancellation of the previous reservation according to the booking terms and is treated as a new reservation. The right to cancel the reservation or get a refund does not arise if an individual member of the party cancels their trip. Check your travel insurance coverage for trip cancellations.
Failure to pay the reservation advance payment or part of it is not considered a cancellation; cancellations must be made separately in writing. Majoitus Kuukkeli Accommodations has the right to cancel the reservation if the payment is not made by the invoice due date.
RIGHT TO CANCEL THE RESERVATION: Majoitus Kuukkeli Accommodations has the right to cancel the reservation in case of force majeure. In this case, the customer has the right to get a full refund. If the advance payment has not been made by the due date, Majoitus Kuukkeli Accommodations has the right to cancel the reservation.
RIGHT TO CHANGE RATES: Majoitus Kuukkeli Accommodations reserves the right to correct any errors in rate information before the contract is concluded.
PAYMENT METHOD SURCHARGE: A payment method surcharge may be applied to all card payments.
PROVIDING CREDIT CARD INFORMATION: Majoitus Kuukkeli Accommodations may collect credit card information from customers as security for any additional charges (e.g., failure to cancel a reservation, extra cleaning, damages caused to the property). Credit card information is not disclosed to third parties and is not used for any other purpose.
KEY SERVICE: Information about the key service is provided in a separate attachment and/or in the property description. A fee will be charged for lost keys, with a minimum charge of 80 euros.
STAYING AT MAJOITUS KUUKKELI ACCOMMODATIONS PROPERTIES:
The accommodation property (apartment, cottage, room, suite) is available to the customer from 15:00–16:00 on the arrival day and must be vacated by 12:00–13:00 on the departure day, depending on the rules of the accommodation property. The customer is expected to behave in a well-mannered way at the rented property.
The property description may specify whether bed linens (sheets and towels) and final cleaning, as well as firewood, are included in the accommodation rate (apartment/cottage-specific). Check your booking confirmation for the property description.
If the accommodation property requires extra cleaning beyond normal, Majoitus Kuukkeli Accommodations/the caretaker has the right to charge an extra cleaning fee. If final cleaning is not included in the accommodation price and the customer has not properly cleaned, Majoitus Kuukkeli Accommodations/the caretaker has the right to charge double the cleaning fee.
Smoking is forbidden in all accommodation properties. If smoking has occurred, a cleaning fee of at least 300 euros will be charged. Pets are only allowed in properties where permitted, and the guest/renter must notify in advance when booking.
An extra fee for pets applies per apartment. Pet waste must be cleaned and removed from nature. Using a tent or caravan on the holiday property without permission is prohibited.
Majoitus Kuukkeli Accommodations has the right to charge an extra fee in case of any misuse.
NUMBER OF PEOPLE: The number of people staying must be reported at the time of reservation for general safety regulations. The holiday property must not be used by more people than stated in the booking and/or invoice.
DAMAGES: The guest must check that the windows are closed and the doors are locked when leaving. The guest/renter is liable for any damage caused to the property or its contents. The guardian is responsible for damages caused by minors. If the on-call service has to provide services at night due to reasons caused by the guest (e.g., lost keys), a fee of 50 euros/hour (incl. VAT) will be charged, and on Sundays and domestic public holidays, the fee is 100 euros/hour (incl. VAT). We recommend taking personal travel insurance to cover the guest’s own damages.
CANCELLATION DUE TO DISTURBANCE OR DANGER: If the accommodation customer/renter does not stop causing disturbance or danger to others in the same or neighboring property despite a warning from the representative of the accommodation/rental provider, the rental provider/representative has the right to cancel the reservation/rental agreement immediately. All costs incurred from these actions will be charged to the booker/customer/renter and no rent will be refunded.
COMPLAINTS: All complaints regarding the equipment and condition of the accommodation property must be directed immediately upon occurrence to the caretaker, whose contact information is in the property’s info book. Although the intermediary is not responsible for deficiencies in the condition of the property, it is good to inform the Majoitus Kuukkeli Accommodations office by phone at +358 44 3636972. Complaints made afterward will not be considered.
LOST ITEMS: For returning lost items, a service fee, usually 20 euros + delivery costs, will be charged. Lost items are returned only at the recipient’s expense. Lost items are stored for 3 months. Low-value lost items are not stored.
APPLICABLE LAW AND JURISDICTION: The parties aim to resolve disputes arising from the contract through mutual negotiations. If no agreement is reached, disputes will be resolved in Finland, at the Rovaniemi District Court. Finnish law applies to the contract/contracts. Majoitus Kuukkeli is not responsible for changes beyond our control after the publication of these terms. Majoitus Kuukkeli reserves the right to make changes.
